The short answer
ExpertFlow HVAC Repair Service travels to Pescadero on the San Mateo County coast for heating and furnace repair, heat pump and mini-split installation, AC work, maintenance, duct cleaning and indoor air quality. We come from Los Altos, about seventeen miles northeast, and plan each visit carefully.
Pescadero is the farthest point on our regular map: an unincorporated community on the coast side of San Mateo County, about seventeen miles southwest of our Los Altos shop as the crow flies and a longer drive once you follow the roads over the hills. Homes out here are spread out, many sit on rural parcels, and the heating equipment can be anything from a propane furnace to a wood stove backed by an electric heater. We schedule Pescadero visits deliberately, with the right parts loaded and enough time set aside, because a second trip is a much bigger deal here than it is in town.
Coastal conditions are different from the valley
Most of the communities we serve sit in the Santa Clara Valley or along the Bay, where the Mediterranean climate brings dry, warm summers and mild, damp winters, with inland areas running hotter. The coast side of the Peninsula is a different story. Ocean air keeps things cooler and moister for much of the year, so heating is the main concern in Pescadero and cooling is a secondary one.
That moisture shows up in equipment. Salt and damp air can corrode outdoor unit cabinets, coil fins and electrical terminals faster than they would inland. Crawlspace ducts can collect condensation and lose insulation. When we inspect a coast-side system, we look closely at rust, connections and drainage, not only at whether the unit turns on.
Heating systems we see on rural parcels
Without a natural gas line, many rural homes rely on propane or electricity for heat. Propane furnaces work much like natural gas units but use different orifices and pressure settings, and they need the same attention to burners, flame sensors, venting and heat exchangers. All-electric homes may have baseboard heaters, older resistance furnaces or a heat pump.
For homeowners tired of fuel deliveries or high electric bills from resistance heat, a heat pump is often worth considering. In a mild, moderate coastal climate it can supply comfortable heat efficiently most of the year. Ductless mini-splits are useful for cottages, studios, farm offices or older houses where adding ducts would be difficult.
How we make a long-distance visit count
Because the drive is long, we gather as much information as we can before the technician leaves.
- Photos of the equipment label, the thermostat and any error codes
- A description of the problem: no heat, weak airflow, unusual noise, odor or cycling
- Fuel type, such as propane, electric or another source
- Where the equipment lives: attic, crawlspace, closet, garage or outbuilding
- Any recent changes, like a power outage, a new propane fill or remodeling
- Access notes for gates, long driveways or dogs on the property

Rules and rebates to keep in mind
Pescadero falls within the Bay Area Air District. Its appliance rules do not require replacing working equipment and apply only when an existing furnace or water heater fails or is replaced. Rule 9-4 calls for natural gas furnaces manufactured from 2029 to meet a zero-NOx emission standard, which in practice points future replacements toward heat pumps. If you are planning a water heater project, the small water heater zero-NOx date under Rule 9-6 was set for 2027, and the Air District Board is considering amendments in November 2026 that could delay it, so confirm the current rule first.
For incentives, check BayREN and your local clean energy provider, since heat pump and electrification offers change by funding cycle; we confirm the current offer before quoting. The federal 25C credit does not apply to heat pumps placed in service after December 31, 2025.
